As a home inspector my job is to look over the home with you and point out any defects I see that are potentially unsafe or hazardous. But it doesn’t stop there, I also will teach clients about the normal operation and maintenance that comes with owning a home.

About Me

Hi, my name is Frank Massimino, president of All American Inspection Services. I became interested in houses and real estate when I bought my first house back in 2007. From that point on I have learned a great deal about homes and how they are built and operate. I’ve always wanted to start my own business, and becoming a home inspector seemed like at the right fit for me.

What to expect with a home inspection?

The inspection of your new home will take about three hours depending on the size of the house. A thorough examination of both the exterior and interior will be performed. In our time together I encourage you to ask as many questions as you’d like. There is no such thing as a dumb question.

What is included with a home inspection?

During our inspection we will be looking at the roof coverings and siding. All roofs will be walked on unless deemed unsafe. All windows, doors and garage will be inspected. Drainage as well as plumbing, electrical and HVAC systems will be inspected. I will throughly inspect the basement, attic, bedrooms, bathrooms, kitchen and all included in appliances will be operated. All emergency shut off’s will be pointed out and explained. Everything we talk about during our inspection will be included in your report.

Home Inspection Report

My clients will receive a detailed written report within 2-3 days of the conclusion of the inspection. Contained in the report will be explanations of what we discussed during the inspection as well as pictures of all defects or safety hazards. I will give my recommendations on how you should go forward with any repairs that the home may require.

What are we testing?

Testing services that I offer are radon testing and water testing.

Radon Testing

What is Radon?
Radon is a naturally-occurring radioactive gas. Radon gas is inert, colorless and odorless. Radon is naturally in the atmosphere in trace amounts. Radon gas becomes trapped indoors after it enters homes through cracks and other holes in the foundation. Radon is the second leading cause of lung cancer in the United States.

Radon Test
The radon test will be conducted by placing tow small canisters in the basement or the lowest living area of the home. The canisters will be placed at a height above the knees and below the nose. These canisters will collect air samples for no less than 48 hours and no more than 72 hours. I will then retrieve the canisters and bring them to the lab to be tested. Test results are abatable in 2 to 3 days.

Radon Removal
A test result of four or more picoliters is considered too high of a radon level for a home. To remove radon from a home a radon mitigation system will need to be installed. These systems cost about $1500. The seller would be responsible for this cost unless otherwise negotiated.

Water Testing

The well water testing is conducted by obtaining water samples from the home and then sending them to the lab for analysis. The turnaround time for the results is 2 to 4 days.

The standard test that I would recommend to any homebuyer consists of testing for radon in the water, arsenic, lead, uranium, coliform and E. coli bacteria, chlorine, chloride, fluoride, nitrate N, sulfate, pH, odor, color, turbidity, calcium, magnesium, sodium, total hardness, iron, manganese and copper. There are other tests available at an additional charge for metals, VOCs (volatile organic compounds), and pesticides.
